Guest Access
You’ll have full, unrestricted access to the entire house and the front garden. The back garden is also yours to enjoy—just keep in mind that it isn’t fully fenced, so a little extra care is needed if you have children or dogs with you. The garden hut is available for practical use during your stay—it’s where you’ll find things like the tumble dryer, fans, and garden cushions. As the hut is also used for storage and cottage logistics, we kindly ask that guests stick to the front section and avoid the storage side. Bedding: All beds are prepared with premium linens and cloud-like goose down bedding for a restful stay. Outdoor Layout The gardens are divided to offer both security and scenery: The Front Garden: A contained area with a lawn and sandpit, designed for the safety of dogs and younger children. You’ll have your own private parking space right at the cottage. The lane is quite narrow, so it’s easiest to reverse out when leaving. If you’re bringing more than one car or a larger vehicle, there’s free parking just a short stroll away on Framlingham Road. Inside, please note the staircase is steep and narrow — it adds to the cottage’s character, but do take care. If stairs aren’t for you, the cosy ground-floor ensuite bedroom is a great option. We love welcoming dogs, and they’ll be safe and happy in the enclosed front garden. The back garden leads onto the lane and a neighbour’s paddock with horses, so it’s best kept as a quiet space.

There’s free parking directly outside the cottage, and roads are quiet and scenic — perfect for slow countryside drives. For cyclists, the local lanes are safe and peaceful, winding through fields and hedgerows. If you're feeling adventurous, bring bikes to explore quiet Suffolk roads and tracks — there are plenty of gentle routes to choose from. Train stations are nearby at Wickham Market (Campsea Ashe) and Saxmundham, both connecting to London Liverpool Street via Ipswich. Taxis are available from Framlingham or Wickham Market, but pre-booking is advised as rural services can be limited. Once here, everything slows to walking pace — the playground, Easton Farm Park, and the surrounding footpaths are all reachable on foot. Bring wellies or walking shoes if you’re planning countryside rambles — Suffolk mud is famously sticky after rain!
